Not every improvement will add value to your home when it comes time to sell. Today, I’ve got a list of three improvements that may not be worth making.

  1. Swimming pools. These features are expensive to install and pose the burden of continuous maintenance. Not all buyers want a pool because of the level of work they require and because they can be dangerous to small children. If you do want a swimming pool, the best thing to do is to buy a home that already has one, instead of installing one later.
  2. Solar panels. These can cost $10,000 to $20,000. While they may be great and help you save money while you live there, appraisers are not going to appraise much additional value.
  3. Invisible improvements. Let’s say you spent a lot of money putting in a new plumbing or electrical system. These sorts of things may be nice but are not the kind of features that will motivate most buyers to offer more for a home. Buyers typically overlook structural improvements and focus on cosmetic features instead.

These three things certainly aren’t the only improvements that fall under this category, but I could go on and on.
