The property tax protest deadline is coming up. Should you protest your property taxes this year?Actually, you should protest your property taxes every single year. The county is always going to try to raise the appraised value, especially when the market is doing great like it is this year.Depending on which county you’re in, they may be more aggressive when it comes to raising your appraised value every year.That said, it’s a pretty simple process to protest your property taxes.All you have to do is go to an informal hearing. Ask a trusted Realtor to print out some comparable properties in your area and what their sale prices were in the previous year. Of course, you’ll want to find the lowest comps because those will support the lower value that you’re going for.

You can also go to a formal hearing, which they usually don’t send people to. The formal hearing is a little more difficult. You’ll sit in a room with three arbitrators and a county person and argue your case. Typically, people do not have a lot of success with the formal hearings.If you don’t have the time to protest your property taxes yourself, you can have a company protest on your behalf. I gladly let them take care of that for our property. These people are there every day, so the people at the county know them. They walk in, hand in the research, and typically get the appraised value lowered.These companies won’t charge anything up front. If they do get your property taxes lowered, they will take a percentage of that as their fee. Let’s say you get your appraised value lowered by $1,000.
