Today I’m joined once again by Shea Downs from Capital City Roofing to answer a few more questions.

One of the most common questions we hear goes something like this: “Is a roof something that I need to be maintaining regularly as a homeowner?”

According to Shea, roof maintenance is absolutely necessary, just as your air conditioner or water heater require TLC from time to time. There is a lot of preventative maintenance that homeowners can do themselves. If you have trees that are above the roof line, for example, you want to have all the leaves removed from your roof and gutters once they all fall.

Regular maintenance is much cheaper than a new roof.

Aside from that, it’s not a bad idea to have a roofer come out every few years to help you with maintenance. There are certain things that can wear out over time and should be checked. A good roofer will assess the situation, alert you to any maintenance that you may need now or in the future, and more.

For most roofing companies, inspections or assessments are typically free. The cost can range from $350 to $500 for most repairs. Maintenance for roofs is much cheaper than having to replace a roof prematurely.

If you have any other questions for Shea about your roof, give him a call at (512) 844-9598 or visit his website. If you have any other real estate-related questions, don’t hesitate to give me a call or send me an email. I look forward to hearing from you.
